Buyers love looking at property but before they view, they need to be drawn in by beautiful photographs. So, are there any secrets to presenting your home for photographs and viewings? I’ve posted some tips that could make a world of difference.

 

De-Clutter: It is the obvious and most cliched phrase when it comes to presenting a property but it is never the less true. Clear as much as possible from work tops, window sills, mantle pieces, shelves, side boards, bedside tables… you get the picture but leave items that have a place there. Anything that doesn’t belong, move it.

 

Reception Rooms: These need to reflect somewhere comfortable and calming, a place to relax. Some plump cushions and a strategically placed throw over the arm of a sofa are an idea. If you have an attractive fire place, bring it to life with some neatly stacked logs.

 

Kitchen: One of the most important rooms in a home. Clear the tops and surfaces to give a greater impression of space and a cleverly placed bowl of fruit will reflect a healthy household. Remember to remove the bin and the stray tea towel hanging from the oven door!

 

Bedrooms: Make sure all clothes are put away and are not hanging from doorways or cupboard door handles. Ensure all beds are made. Some inexpensive new crisp and neutral bed linen can transform a room.

 

Bathrooms: Up there with the Kitchen in the importance league. Rid shower screens of unsightly limescale and freshen grout and sealant around the bath, shower and basins where discoloured. Some neutral colour coordinated towels could complete the look.

   

• Clean: It seems obvious but a clean house makes a huge different. Part of selling a home is selling a lifestyle and a buyer needs to be able to imagine themselves living there. That means that the kitchen and bathroom/s need to be spotless, surfaces dusted and floors hovered.

 

Décor: Take a bit of time to touch up and marked walls and chipped woodwork. Little things can make a big difference. Worn or damaged floor coverings are an immediate sign of expense in buyers’ eyes so an inexpensive replacement should escape detection.

 

The Garden: Often forgotten about but this can play an important role in some buyers’ decisions. Freshly cut grass and tidy hedges, borders and paths and define a garden.

 

Finishing Touches: Sophisticated smellies by way of strategically placed diffusers, make sure all lights are working and if not, replace the bulbs, if you have net curtains obscuring a nice view of the garden or beyond then remove them as a view has a value and finally, flowers will add colour and can lighten the mood of a room.  Finally, make sure your house number or name is clearly visible so buyers can find you!
