A Powerful Start to 2026 – And What January Is Really Telling Us

January is often a month of mixed signals in the property market. Some years begin quietly, others gather pace slowly.

This year has done neither – it has started with real momentum.

Even with the month not yet finished, we’ve already achieved:

  • Around 46% more agreed sales than our previous strongest January

  • More than 220% above our long-term January average

Those percentages don’t happen by chance. They reflect genuine buyer confidence and a market that is far more active than many predicted at the start of the year (we did predict this).

What’s Driving the Activity?

On the surface, the picture is very positive. Viewing levels so far this month are already in line with where we would normally expect to be by the end of January – clear evidence that serious buyers are out in force.

But as always, the detail behind the numbers matters.

When we look more closely, new buyer registrations are lower than in a typical January. That tells us something important: the current momentum is being driven largely by existing, motivated buyers rather than a big wave of brand-new applicants entering the market.

Why That Matters

This kind of market behaves differently.

It’s not a frenzy of fresh demand – it’s a focused market where:

  • Buyers are more considered

  • Decisions are more deliberate

  • Accurate pricing is critical

  • Quality marketing and negotiation really count

In short, it’s exactly the type of market where experience and local knowledge make the biggest difference.

The message is encouraging.

Demand is clearly there, but it’s selective and informed. Sellers who price correctly from day one and work with an agent who understands these dynamics are seeing excellent results.
